What it's like
Clair-Maltby is Guelph's future growth, coming soon! It is the City's planned new community in the south-east corner, south of Clair Road East, and the last part of the city to be planned. The City's Clair-Maltby Secondary Plan, in effect since March 2024, plans a mainly residential community with a range of homes, set around the Paris Moraine and its natural areas, with parks, open spaces and trails throughout. A few newer streets are already built at its northern edge, including Poppy Drive East, Dallan Drive, Lynch Circle and Hawkins Drive.
The homes
Most of Clair-Maltby is still open land. The 2021 census counted about 900 homes in the census area that takes in its built northern edge. About two in five are in apartment buildings under five storeys, about a third are single detached houses, and about one in five are row houses. About four in ten were built between 2016 and 2021, and about a quarter between 2006 and 2010.
Getting around
Guelph Transit's 5 Goodwin, 16 Southgate and 56U Colonial routes reach the built streets. Clair Road East and Victoria Road South are the main roads, and Gordon Street and the 99 Mainline are a short trip west. The Hanlon Expressway leads south to Highway 401.
Parks and daily life
Courtney, Goines and Mallott Park, about 0.8 hectares, is on the built streets at the northern edge. The Clair-Maltby plan sets parks, open spaces and trails throughout the new community. The Westminster Square branch of the Guelph Public Library is about 1.4 km away, and South End Community Park and the new South End Community Centre on Poppy Drive West are close by in Clairfields.
