University Downs, Waterloo

University Downs is a compact neighbourhood tucked off Auburn Drive, near Waterloo's eastern edge. University Downs Park is its green centre, an open lawn with a ball diamond and a playground ringed by houses. Exmoor Park, on Exmoor Street, adds a small playground a few streets over. A short walk west, the paths of the Bechtel Park Reserve lead into nearly 30 hectares of woods and meadow. St. Matthew Catholic School and Bechtel Park's playing fields are both within a kilometre.

University Downs forms part of the City's Lexington planning district. The City's 2021 census profile counts about 2,700 homes in that district. Nearly two in three are single detached houses, and row houses make up about one in five. Semi-detached houses and apartment buildings make up most of the rest. In the 2021 census, about two in five homes in the surrounding area were built between 1991 and 2000, nearly a quarter between 1981 and 1990, and about three in ten after 2001.

Grand River Transit's 6 Bridge-Courtland and 29 Keats-University routes run nearby, along with the 202 University iXpress. University Avenue East runs along the south side, and the Conestoga Parkway has an interchange at University Avenue. Conestoga ION station is about 3.5 km away.

University Downs Park, at 240 Auburn Drive, covers about 1.9 hectares, with a playground, a ball diamond, an outdoor rink and a toboggan hill. Exmoor Park, at 448 Exmoor Street, has a playground and a toboggan hill. Bechtel Park and the Manulife Soccer and Sports Centre are about 0.6 km away. St. Matthew Catholic School is about 0.8 km away. Hillside Park and the Moses Springer Community Centre are each about 2.5 km away. The University Downs group serves the area.
